🌨️ Don’t Wait for the Thaw: Why a Post-Storm Patrol Saves Your Equity

January 16, 2026•3 min read

In Minnesota, we don’t just "weather the storm"—we live through it. Whether you’re an electrician heading out to a job site in Otsego or a plumber keeping the pipes flowing in the Twin Cities, you know that the cold doesn't care about your schedule.

After a heavy North Country blast, most folks want to stay inside, pour a coffee, and wait for spring. But as someone who values hard work and a solid ROI, I’m telling you: Waiting until April to check your home is a mistake that could cost you thousands.

At Circle Partners, Molly and I aren’t just here to sell you a house; we’re here to help you protect your biggest asset. Your home is the foundation of your wealth. If you let winter damage sit, you’re literally letting your equity leak out through the roof.

Here is your no-nonsense, post-storm patrol checklist to keep your property in top shape.

1. The Roof: Watch for the "Ice Dam" Warning Signs

In Minnesota, we see it every year. Snow piles up, the heat escapes your attic, and suddenly you’ve got a massive ice dam.

  • Check the Eaves: Look for heavy icicles forming behind the gutter or ice "socks" hanging off the edge.

  • The Attic Scan: Grab a flashlight and head up to the crawlspace. If you see frosting on the nails or damp insulation, your ventilation isn't doing its job.

  • Action: Use a roof rake to clear the first 3-4 feet of snow from the gutters. Keeping that path clear prevents water from backing up under your shingles and ruining your drywall.

2. HVAC: Let Your System Breathe

If you’re a tradesperson, you know that airflow is everything. When the drifts pile up against the side of the house, they can block your high-efficiency furnace or water heater vents.

  • Clear the Vents: Carbon monoxide is no joke. Ensure your intake and exhaust pipes are clear of snow and ice.

  • Filter Check: Your system is working overtime during a MN freeze. A clogged filter makes the motor work harder, shortening the lifespan of an expensive unit. Replace it monthly during the winter.

3. The Foundation: Managing the Melt

We all know that "Minnesota Nice" doesn't apply to basement moisture. When the sun hits the snow against your foundation, that water has to go somewhere.

  • Snow Placement: When you’re shoveling or plowing, don't pile snow against the house. Move it at least 5-10 feet away.

  • Sump Pump Check: Make sure your discharge line isn't frozen solid. If the water can't get out, it’s coming back into your basement.

4. Exterior Integrity: Siding and Windows

High winds can catch loose siding or rattle older windows.

  • The Perimeter Walk: Do a lap around the house. Look for cracked siding or gaps in the caulking around window frames.

  • The Seal: Small gaps lead to drafts, and drafts lead to high utility bills. A $10 tube of exterior caulk is the best investment you’ll make all season.

Why This Matters for Your Future

For our brothers and sisters in the trades, we know that homeownership is the fastest way to build real wealth. Whether you’re living in your first home in the Twin Cities or looking to start house hacking, maintenance is part of the job.

A house that is well-maintained isn't just a place to live; it's a "savings account" that grows over time. When it comes time to sell or leverage your equity for an investment property, you want a home that’s been protected from the elements, not one that’s been neglected.

Protect your health, your family, and your bottom line.
